When the Market Says No: A Short Sale Story About Patience and Honest Options

Not every sale is about getting top dollar. Sometimes it’s about helping someone find the best way forward when the numbers just don’t work. This was one of those.

The Challenge

When this client came to me, their home had already been listed before. The problem wasn’t the house. The market simply wasn’t bearing the price they needed to cover their loan.

That’s a tough spot to be in. You want to sell, but selling at what the market will pay means coming up short on what you owe. For them, the path forward was a short sale.

So what is a short sale?

Most people have heard the term but don’t really know what it means, or how it can affect them in the short term and long term. A short sale is when you sell your home for less than what’s owed on the mortgage, and your lender agrees to accept that lower payoff. The lender has to approve it, and that takes time. (Don’t let the name fool you. There’s nothing short about it.)

The Solution

I knew the most important thing I could do was give them the information up front so they could make an informed decision rather than finding things out along the way.

That meant being honest about where the market was and what their options were. It also meant walking them through what a short sale can mean down the road:

I’m their agent, not their lawyer or CPA. My job was to make sure they had the full picture and the right people around them, so the decision was truly theirs.

Then came the part that takes the most patience: the process itself. Short sales move on the lender’s timeline, not ours. Knowing that going in made a big difference.

The Result

The biggest win in this one wasn’t a number. It was that they never had to guess. They knew where the market was, what their options were, and what a short sale could mean for them now and in years to come. Every decision they made was theirs, made with the facts in front of them.

That’s what I want for every client, whether the sale is easy or hard. You might not get to choose the market, but you should always get to choose your next step with your eyes open.

What this one taught me

  1. Patience. A short sale runs on the lender’s timeline. Expect it to take longer than a regular sale.
  2. Learn the process. Having an idea of what it entails before you start makes everything feel more manageable.
  3. Set realistic expectations. Letting a seller know where the market really is, and what their options are, isn’t the easy part of my job. It’s the most important part.
  4. Information up front. Most people don’t know how a short sale can affect them short-term or long-term. You deserve to know before you decide, not after.

If you’re in a spot where your home is worth less than what you owe, you’re not alone, and you do have options. I’m always happy to sit down and walk through them with you.
